The agreement can be either exclusive or nonexclusive. With an exclusive agreement, the real estate agent is entitled to a commission regardless of who ultimately sells the home. Conversely, in a nonexclusive agreement, the agent only receives a commission if they are responsible for selling the property. Additionally, the agreement should specify both the amount and the method of payment the agent will receive if you choose to work with them to buy a property. It's important to note that you'll need to sign a buyer agency agreement before your agent can show you any properties. This agreement must specify a start and end date. Just to reiterate, the agreement can be exclusive or nonexclusive, and in the case of exclusivity, the agent retains the right to commission no matter who sells the home.
